Lady Lake needs attainable housing for nurses, teachers, police, firefighters and other local workers. Grand Oaks will offer a signature community with abundant amenities, including new dining options, recreational facilities and lifestyle offerings where young and old alike will want to live, work and play.

Grand Oaks will honor its name by protecting the beauyiful oak trees and natural beauty of the property. In fact, Grand Oaks will provide significantly more open space and recreational space than any community of its kind.
Honoring Our Heritage
By retaining most of the existing equestrian facilities, Grand Oaks will continue to embrace our equestrian heritage. The project will preserve 198 acres of open space and recreational facilities, offer new trails and contribute $2 million in new park fees to local government.
New Housing for Lady Lake
We need more workforce housing for nurses, teachers, police, firefighters and other local workers. Lady Lake is losing its younger population because there is no place to live in town that they can afford.
Reducing Traffic
We know traffic is a major concern to Lady Lake. Grand Oaks will help reduce reduce congestion by providing $900,000 in new funds to improve area roadways and intersections. Vehicles will also enter and exit through four separate entrances.
Supporting the Local Economy
This project is fiscally responsible, generating more than $12 million in new fee revenue for the Town of Lady Lake and Lake County, as well as ongoing revenues.
Improving Infrastructure
The proposal will generate more than $750,000 annually in new revenues to the Town upon build-out with increases from the expansion of retail and office uses. The new community will contribute $4 million to improve local public schools.

We embrace sustainability in every element of this proposed community. Grand Oaks is connecting with public utility lines, so local aquifers will not be drawn from or impacted.

Traffic is a top priority for the community. How will Grand Oaks help improve local roads and intersections.

A traffic study is currently in progress to make sure that any impacts are evaluated and addressed. Grand Oaks will also help congestion by providing $900,000 in new funds that can be used to improve area roadways and intersections.

How will Grand Oaks impact area schools?

We recognize that local education is a top, quality-of-life priority. We will work closely with area schools to ensure a seamless relationship. In fact, we estimate that the new community will contribute $4 million to improve local public schools.

When do you expect to submit detailed plans for approval?

We anticipate that the initial applications will be submitted in the second quarter of 2024.

When would construction begin?

Construction will begin once all permits are secured for site development, which could take approximately 1-2 years.

What can we expect during the construction process?

The peace and serenity of the region is what drew us all here in the first place and we intend to honor that characteristic. Grand Oaks will minimize construction noise and other impacts during construction. Various access points to the property will help alleviate construction traffic. Moreover, because these homes will be constructed off-site, construction impacts on the property are greatly reduced.

What effect will this project have on Lady Lake residents’ taxes?

Grand Oaks will pay its fair share of taxes to Lady Lake. Tax analysis is underway but is estimated that the proposal will generate more than $750,000 annually in new revenues to the Town upon buildout with increases based upon expansion of retail and office uses. Taxpayers can be confident in the knowledge that Grand Oaks will fund any additional impacts stemming from future development.

Whom do you expect will purchase the homes you are building?

We envision an “all ages” community where residents desire to live, work and play. Our main customer base will include working families, but also couples, singles and retirees. Many future residents are those who already work in or near Lady Lake but cannot currently find appropriate housing that is priced reasonably. In doing so, our goal is to reduce their commute times and improve their quality of life.

What will the average home cost?

Grand Oaks will create a signature community with abundant amenities, including new dining options, recreational facilities, office space and lifestyle offerings. Home prices should average $175,000 depending on the floorplan selected, level of finishes, lot selection, etc.

How will Community Standards govern Grand Oaks?

Grand Oaks will be governed by rules and regulations set forth by Florida State Code, as well as industry best practices, to ensure that the community remains an attractive place to live, work and play. This will include everything from parking and on-site activity to external improvements and property maintenance.

How are manufactured homes different from traditional-houses?

Manufactured homes look very similar to "site built" homes in many ways but are more affordable because of efficient building practices that are faster and produce less waste. Manufactured homes are built to HUD specifications and are better and more efficiently built homes (versus traditional site-built homes) due to the temperature-controlled environment and high level of construction expertise at the facilities where they are made. Because waste is reduced and efficiency of construction is increased, they can provide more affordable homes at comparable levels of quality and workmanship.

How will this community impact local property values?

Manufactured homes are classified differently from traditional single-family homes and, therefore, will not appear in appraisal “comps” for nearby homes. As such, they will not be factored into the regional pricing. Additionally, the majority of the existing equestrian facility is being maintained, thereby retaining this community-enhancing amenity.

Will home buyers have pride of ownership since they lease (not own) the land?

Homeowners will have the same pride of ownership as traditional homeowners do, just without the added cost of land ownership. Because of the governing rules that will cover the community, it will be maintained to a much higher level than if each lot were separately owned.

Who will maintain the project’s public spaces?

Grand Oaks will honor its name by preserving and protecting the beautiful oak trees and natural beauty of the property. To accomplish this, New Vision Development Group will maintain the project’s public spaces. New Vision will consult local arborists to act as stewards and lead efforts to maintain open spaces.

What amenities will be shared with other members of the Lady Lake community, and will there be a charge for using the shared amenities?

Grand Oaks Resort will continue to be something we can be proud of. In addition to offering reasonably priced homes for area workers and great amenities, it will preserve much of the existing equestrian facility The community hub will include certain uses that will be available to the public. Charges will apply for goods and services provided, but not to access those facilities.
