The deed restrictions are a covenant running with all of the land comprising Grand Oaks, and each present and future owner of interests therein and their heirs, successors and assigns are subject to the declaration. Therefore every portion of Grand Oaks that is held, tranferred, sold, converyed, used and occupied is subject to the covenants, conditions, and restrictions.
